Brookline Wood Flooring is a wood flooring company in Brookline, MA, with 20+ years of refinishing, repairing and installing hardwood floors. Most of our work is in homes older than their owners: brick condo buildings with prewar parquet, two-families with red oak running through both units, and old houses with wide pine upstairs and quartersawn oak in the front rooms.

We started from a simple view that has not changed. A good old floor is almost always worth keeping, and the job is to find out what it needs rather than sell it something new. That view shapes how we quote, how we sand and how we treat the building around the floor.

Our Approach

Worker stacking cartons of new oak flooring to acclimate inside the front hall of a Victorian two-family house in Brookline.

We look before we promise: in a house built before 1978, we confirm the build year and look for paint before any sander runs, because Massachusetts sets its own lead-safe renovation rules. On an engineered floor, we measure the wear layer before we say it can be sanded. When a floor is wet, we find the leak, whether from a radiator or the unit above, dry the boards and read them with a meter before deciding what to replace.

When a floor is damaged, we repair and match the original oak, maple or pine rather than tearing it out, re-gluing old parquet block by block instead of covering it over.

We also plan around the people living with the work. Condo floors are scheduled only after the association’s flooring rules, work hours and elevator booking are confirmed, and new floors over a neighbor get an underlayment chosen for the building’s rug or sound rules. Every finish we use fits the Massachusetts limits on VOC content in wood coatings, which are tighter than the federal ones. Rooms are sealed for dust, and each household gets a written cure schedule so it knows when the floor can be walked on, furnished and covered with rugs again.

The paperwork matters too. Stairs are priced by the tread and riser so you can see what they cost. Water-damaged floors are documented room by room, with readings and photographs, so an adjuster has what they need to judge the claim.
